What Is Cost Segregation?

Cost Segregation Services Inc. (CSSI), is an engineering-based cost consulting firm of the tax law surrounding commercial buildings. We are the nation's largest Cost Segregation provider and have performed 30,000 studies for properties and portfolios up to $1,500,000,000 in cost basis.

All properties owned 15 years or less, purchased for $150,000+, and will be held for at least 3 years from time of study, should request a free Cost Segregation estimate.

What Would You Do with Extra Cash from Cost Segregation?

Cost segregation is the method of re-classifying components of your commercial building from real property to personal property. This process allows the assets to be depreciated on a 5-, 7-, or 15-year schedule instead of the traditional 27.5- or 39-year depreciation schedule of real property. Thus, your current taxable income will be greatly reduced, and your cash flow could increase by 5% – 8% of your building’s cost.
